South Santa Fe Commerce Center

Located near the intersection of US Highway 85 and Titan Road in Douglas County, Colorado approximately 5 miles south of Interstate C470 is South Santa Fe Commerce Center.  The site is currently accessed from Titan Road onto Titan Road Circle or from Highway 85, 9/10 of a mile south of the Titan Road overpass.

Construction Materials Terminal
The western portion, approximately 40 acres is permitted as an aggregate rail distribution terminal.  In addition, the permit allows for the aggregate stockpile and sales, construction and operation of concrete and asphalt plants as well as a rail served cement terminal.  The concrete and asphalt plants are situated adjacent to the aggregate storage area and can be supplied with aggregate via conveyor. In addition to supplying on-site asphalt and concrete plants, aggregate will be available for sale to off-site customers as well. Infrastructure plans are approximately 70% complete for the development of this site.  Plans call for the construction of railroad track and unloading facilities capable of accommodating a 75 car unit aggregate train to be unloaded in 24 hours or less.

Potential Development
The eastern portion, slightly less than 40 acres is currently zoned as industrial.  Plans call for this site be developed as light industrial, manufacturing or warehousing.  Seller’s preference would be to develop the eastern parcel for use by one or possibly two users.  Served by the Union Pacific and the Burlington Northern Santa Fe rail roads, the eastern parcel would have access to either or both Class 1 railroads.  The site is served by a large aquifer well capable of supplying domestic and fire prevention water needs.
